What is an EPC?

An Energy Performance Certificate rates how energy efficient your home is, from A down to G, and lists practical ways to improve it. You need a valid one when you sell or let a property in England and Wales.

How much does an EPC cost?

£65 covers homes up to 3 bedrooms across WN postcodes. It’s £75 for 4 bedrooms and £85 for 5 — after that, get in touch for a quote. Outside WN, send me the postcode and I’ll come back with a price. The price I quote is the price you pay — no hidden extras.

When do I legally need one?

Before your home goes on the market — whether you’re selling or renting it out. Landlords also need a minimum rating of E to let a property, with some exemptions.

How long does an EPC last?

Ten years. If yours is older than that, or you’ve had major work done — a new boiler, windows, insulation — it’s worth getting a fresh one.

How long does the visit take?

Between 60 and 90 minutes for most homes. Larger properties can take a little longer.

What do you look at during the visit?

Your heating system, hot water, insulation, windows, lighting and how the property is built. I take measurements and photos as evidence for the certificate. Nothing invasive — no holes drilled, no mess.

Do I need to prepare anything?

Not much. Clear access to the loft hatch, the boiler and your gas and electricity meters speeds things up. Any paperwork for insulation or a new boiler is a bonus — it can lift your rating.
